We thought it might be helpful to see the process your property takes from the moment you have that conversation with ourselves to trust us with your property.

Whilst it’s likely we will have spoken to you on the phone about what your property, it is still important we see the property as soon as possible to confirm what rent it can achieve and also to advise you on any potential areas that need working on (such as arranging an EPC or gas safety certificate).

We will take photos and market the property online and in our shop window. We also hold a list of waiting tenants and we will reach out to anyone on this list that we think could be suitable.

Over the next couple of days, we can arrange for anyone that needs to access the property to do so, this could include getting a Gas Safe Registered engineer or electrician round to the property to carry out a Gas Safety check or complete an EICR check. Or getting it cleaned or inventory checked. We will also conduct viewings.

Some viewings are now taking place virtually in first instances, a common change we’ve seen since 2020. But we still always insist on meeting someone face to face before offering a tenancy agreement, as we believe it is important to get a feel of the person.

We would then begin referencing any applicants we wish to consider for the property. This involves the important Right to Rent check, as well as credit checking and checking references.

Once the perfect tenant has been found and references are complete, we will confirm the applicants’ details to you and seek your approval that a tenancy is offered. If for whatever reason you are not happy with who we offer, we will carry on looking!

If you’re happy, we will agree a start date with the perspective tenant and then prepare the relevant paperwork.

Funds are received from the tenant; final checks are made at the property and a tenancy agreement is signed. In most cases, from that initial visit we make to your property, to the perfect tenant receiving their new keys, it is less than working days.

We will pay out your rent into you desired bank account within 3 days of the tenancy date (this allows for weekends and clearance to our bank)

From then on it is up to you how much involvement you have with your property. Our service is fully managed, so unless you specifically want to be involved in aspects of maintaining things, all you need to do is sit back and relax!
