Whilst legislations for landlords has become more and more of a challenge to keep up with over the last 10 years, we passionately believe that instructing a managing agent to look after your property should be the simplest part of being a landlord.

It now seems common place for landlords to be charged for every little thing that goes on behind the scenes with your property. Whether that be £50 here for a new tenancy agreement or £30 there for carrying out an inspection of your property.

Call us old fashioned, but this was not what full management was about when we started lettings some 30+ years ago and we don’t think it should be now.

Our Service

We understand the value of your rental property, and how important it is that it is managed properly. Finding the right tenant is of course therefore, the number one priority.

Whilst we understand it is paramount to minimise a void period, it is also key to find the right tenant for your property.

Complimentary EPC certificate

Before letting a property, it needs a valid Energy Performance Certificate (EPC). Legally your property currently needs to be above an E rating. Should your property not have a valid one, we will arrange for this to be carried out for you. They are valid for 10 years.

Complimentary Inventory

Whilst a lot of landlords haven’t always seen the value of having a full inventory carried out prior to a tenancy starting, it is now more important than ever. Any claim against a tenants deposit is near on impossible without an impartial inventory from before the tenants enter your property. We’ll arrange a full inventory report for you!

Complimentary Month’s commission

If you’ve already ticked all your boxes and have your certificates and checks, then as a welcome on board with us we would like to offer you a month without our usual commission charge.

Complimentary Annual Gas Safety Check

All properties need their gas appliances checked annually by a qualified Gas Registered engineer. A new tenant will need to be given a copy of the most recent certificate at the beginning of any tenancy. Whilst we can of course arrange these annual checks for you as the tenancy goes on, if you need one, the first one is on us!

Becoming a landlord and letting your property for the first time can be a daunting prospect, particularly with all the legal requirements landlords now face. Happily, we can help you with most of those.

We thought it might be helpful to see the process your property takes from the moment you have that conversation with ourselves to trust us with your property.

Whilst it’s likely we will have spoken to you on the phone about what your property, it is still important we see the property as soon as possible to confirm what rent it can achieve and also to advise you on any potential areas that need working on (such as arranging an EPC or gas safety certificate).

We will take photos and market the property online and in our shop window. We also hold a list of waiting tenants and we will reach out to anyone on this list that we think could be suitable.

Over the next couple of days, we can arrange for anyone that needs to access the property to do so, this could include getting a Gas Safe Registered engineer or electrician round to the property to carry out a Gas Safety check or complete an EICR check. Or getting it cleaned or inventory checked. We will also conduct viewings.

Some viewings are now taking place virtually in first instances, a common change we’ve seen since 2020. But we still always insist on meeting someone face to face before offering a tenancy agreement, as we believe it is important to get a feel of the person.
